# The Problem

Real estate remains one of the most reliable pathways to long-term wealth creation. However, access to property ownership across Africa remains limited and structurally inefficient.

For many individuals, owning income-producing real estate requires significant upfront capital, complex legal processes, and reliance on intermediaries. These barriers restrict participation for a large segment of potential investors, including young professionals, small & large scale investors, and members of the African diaspora seeking to invest back home through transparent and verifiable structures.

At the same time, Africa’s real estate market continues to experience strong growth. Rapid urbanization, population expansion, tourism development, and increasing demand for sustainable housing are driving the value of well-located and well-managed properties. Despite this growth, ownership remains concentrated among a relatively small group with access to substantial capital.

Traditional real estate investment models continue to present structural limitations. High entry costs limit broader participation, assets are relatively illiquid, and management processes often lack transparency and consistency. In addition, reliance on intermediaries and manual systems introduces inefficiencies and reduces visibility for investors, particularly those participating across borders.

As a result, real estate across Africa remains underutilized as an accessible investment class, despite its strong fundamentals and long-term value potential.

While digital finance and blockchain technologies have expanded access and efficiency in other asset classes, real estate has remained largely disconnected from these advancements due to its legal complexity and dependence on traditional ownership frameworks. This has created a gap between modern investment infrastructure and one of Africa’s most important economic assets.

The challenge is not a lack of demand or opportunity. It is the absence of a transparent, legally grounded, and accessible infrastructure that enables individuals to participate in real estate ownership with confidence and clarity.

Oaksvale is designed to address this structural gap by rethinking how property ownership is created, managed, and shared across Africa.
